Most Dangerous Neighborhoods in America

A recent report from Kick97.9, has highlighted some of the most perilous neighborhoods in the U.S., with two areas in Missouri making the list. The analysis reviewed crime statistics from various cities, including Los Angeles, Little Rock, San Francisco, Detroit, Houston, New Orleans, Memphis, and Albuquerque.

Peabody-Darst-Webbe in St. Louis

In St. Louis, the Peabody-Darst-Webbe neighborhood has become notably hazardous. With a population of 2,378, this area records an alarming total crime rate exceeding 12,000 incidents per 100,000 people. The violent crime rate is 3,500 per 100,000, and property crimes occur at a rate of 9,000 per 100,000. Residents here face a disturbing 1 in 8 chance of becoming a crime victim making it one of the most dangerous neighborhoods in Missouri despite a recent decrease in overall city crime.

South Blue Valley in Kansas City

Kansas City’s South Blue Valley, located between Interstate 70 and the Blue River, also ranks high for danger. This neighborhood, with a population of 1,403, has a total crime rate of 9,900 per 100,000 people. Violent crimes are reported at 2,400 per 100,000, while property crimes occur at 7,500 per 100,000. The crime rates here are 327% above the national average posing significant risks to its residents.

Personal Safety in St. Louis

As a frequent visitor to St. Louis, I’ve experienced firsthand the city’s safety issues. Walking through downtown St. Louis at night, with many businesses shuttered can be quite unsettling. It’s important for both visitors and residents to stay informed about which areas to avoid for personal safety.

Missouri’s Most Expensive Homes

On the other hand, Missouri is also home to some of the priciest real estate in the country. According to a list compiled by Stacker several cities in Missouri have seen substantial increases in home prices in recent years.

Olivette

Olivette ranks 30th, with an average home value of $437,392. This represents a 6.0% increase over the past year and a 36.5% rise over the last five years making it a desirable suburb in the St. Louis metro area.

Rocheport

Rocheport, part of the Columbia metro area, holds the 29th spot with an average home value of $438,534. Home prices here have surged by 52.5% over the past five years marking it as one of the fastest-growing real estate markets.

Foristell

Foristell, located in the St. Louis metro area, ranks 28th with a typical home value of $460,219. Although the price has only increased by 0.6% in the past year and it has grown by 34.0% over the last five years.

Saint Paul

Saint Paul, also in the St. Louis metro area, is 27th on the list with homes valued at $475,873. Prices have increased by 2.5% over the past year and by 40.6% over the past five years indicating strong market growth.

Grantwood Village

Grantwood Village, another St. Louis metro area suburb, holds the 26th position with an average home value of $487,588. The area has seen a 4.5% increase in home prices over the past year and a 35.3% rise over the past five years.

Augusta

Augusta ranks 25th with average home values of $494,972. This St. Louis metro area community has experienced a 42.8% increase in home prices over the past five years reflecting its growing attractiveness.

Chesterfield

Chesterfield, located in the St. Louis metro area, is 24th with an average home value of $497,145. The suburb has seen a 5.4% increase in prices over the past year and a 32.4% rise over the last five years.

Innsbrook

Innsbrook, ranked 23rd, has homes valued at $498,213. Despite a slight 0.7% decline in the past year, it has experienced a remarkable 101.8% increase over the last five years indicating significant long-term appreciation.

Glendale

Glendale is 22nd on the list, with homes valued at $500,609. The area has seen an 8.1% increase in prices over the past year and a 35.1% rise over the past five years making it a popular location in the St. Louis metro area.

Wildwood

Wildwood, ranking 21st, has typical home values of $510,253. This St. Louis metro area city has experienced a 5.5% increase in prices over the past year and a 35.5% rise over the past five years reflecting strong market conditions.

Fremont Hills

Fremont Hills, holding the 20th spot, has an average home value of $511,667. Located in the Springfield metro area, the community has seen a 57.0% increase in home prices over the past five years indicating high demand.

Flint Hill

Flint Hill ranks 19th with a typical home value of $528,552. This St. Louis metro area city has seen a 40.0% increase in home prices over the last five years highlighting its growing desirability.

Sunset Hills

Sunset Hills, in 18th place, has an average home value of $530,665. Home prices have risen by 5.2% over the past year and by 34.6% over the past five years making it a popular choice in the St. Louis metro area.

Creve Coeur

Creve Coeur, ranked 17th, has homes valued at $530,819. This St. Louis metro area suburb has experienced a 5.3% increase in prices over the past year and a 33.4% rise over the last five years indicating steady market growth.

Weatherby Lake

Weatherby Lake, in 16th place, has typical home values of $534,276. This Kansas City metro area community has seen a 47.4% increase in home prices over the past five years reflecting its growing appeal.

Crystal Lake Park

Crystal Lake Park ranks 15th, with homes valued at $553,451. Located in the St. Louis metro area, the city has seen a 31.9% increase in home prices over the past five years making it a desirable location for buyers.
